Below is a list of questions many residents & property owners often inquire about here in Wonderland Woods.

The board encourages all residents and their visitors to just use common sense and be respectful of their neighbors and those that live in our quiet mountain community full-time. Folks move here to the Great Smoky Mountains for a variety of wonderful quality of life reasons and if we can all remember that, especially those that rent their cabins or homes, everyone's lives will be better long-term.

We have a number of rental homes in our community, with new folks coming and going often everyday, and its important for those that rent their homes and their local rental company representatives & property management companies to help keep any and all visitors informed of our rules & restrictions here in Wonderland Woods.      



Can I put up a fence?

Yes, we understand residents want to have a contained area on their property for dogs and children to play safely. Your fence design, style, and height must meet our current covenants. You are required to submit a drawing of where you would like the fence installed specifically on your property and also what the new fence will look like after construction. We do not allow any fencing that will block your neighbors view of the environment around them, like a mountain view for example, so please be aware and considerate when planning. Your new fence can not be higher than 4 ft. and should be of a split-rail (ranch style) or spaced picket design. The only exception to that rule would be if you have a pool and then local government code also allows you to have a solid or privacy fence to keep out blowing debris. Any gates must also match the fence in color and style. Drive around the community and you will see the 2 different styles mentioned and how they were constructed. We only allow a rustic looking fence like wood or a wood composite in earth tone (tan & brown) colors to fit the nature of our mountain community. White Vinyl fencing is not allowed. If you discover a new building material for your fencing that you feel might work in our rustic environment and require no maintenance long-term, please submit a small sample with color of your material and fence idea to the board in advance of any construction for review and consideration.


Is their trash pick-up here in Wonderland Woods?

No, residents must set up their own pick-up arrangements, at their home, with a local trash hauler. We strongly encourage keeping your garbage in your garage or a secure area of your home to prevent the local bear population from visiting. Black metal cages can also be purchased for those that wish to keep their garbage outside their homes on their property awaiting pickup. No garbage should ever be outside and unsecured on a deck, porch, or carport as it will be destroyed by the local wildlife and they tend to leave quite a mess. We do not want to encourage this unattended or unsecured garbage activity as it quickly affects your neighbors property as well.


I want to do construction work on my home? ANY and all types of new construction on vacant lots, additions to your home including enclosing existing car ports or new garage additions, sheds, gazebos, or any permanent structures of any type or size must be drawn and all related information & pictures submitted in advance to the HOA board for approval BEFORE construction begins per the HOA covenants.
Sevier county officials also drive through our community and have jurisdiction in many of these kind of building related projects and will be notified of ANY construction, especially those related to health like septic and water, and fines may be imposed if approvals were not granted in advance of initial project start. Please keep in mind you bought in a deed restricted private community and this type of activity is regulated and managed by your HOA board for very specific reasons. Most projects are approved when submitted in advance and the process normally goes very smoothly when the board is notified.


I want to paint my home? 


Please submit the color scheme with trim included to the board for approval in advance of any painting. If you drive around the community, you will quickly get an idea of the colors many residents have chosen in the past that work well here in our rustic mountain environment.  


Can I work on my car or motorcycle in my driveway?

No, residents must keep all maintenance or repair work of this nature in their garage. ALL vehicles must be registered, have current license plates, and kept in running condition. 


Is there a noise restriction here in Wonderland Woods?
Yes, and it is enforced. Please be respectful of your neighbors and understand that quiet time is enjoyed 24 hours a day here in Wonderland Woods as we all spend time on our decks, patios, and yards, but strictly enforced after 10 pm through 8 am the next morning (7 days a week). It is very important to many who have lived in our community full-time for decades and also want to enjoy a daily quality of life. Property owners will be notified of excessive noise and disturbances and fines could be assessed by the HOA board against those repeat offenders. Residents are encouraged to call the Sevier County Sheriffs Dept. for any loud or excessive noise or disturbances and report those repeat offenders to the HOA board for further action. Again, common decency & fairness by everyone who lives or visits our beautiful community is all the board is asking for daily by all residents and guests.

Is there a speed limit on our private roads?
Yes, and it is posted. Please be safe and considerate as you drive through the community and see residents walking their dogs, riding bicycles, and playing with children.
